TEMPLE, Texas (Feb. 27, 2015)—The Temple Economic Development Corporation (Temple EDC) and the City of Temple today announced Morris Venture Partners broke ground this month on phase one of Shoppes on the Hill, a 12.4-acre mixed-use development with retail, restaurant and multi-family living. Phase one consists of 13,500 square feet of retail space with two pad sites and phase two includes an upscale multi-family complex. Panera Bread, Noodles & Company and Aspen Dental are expected to open at the location in early Q4.
“This is one of the last pieces of commercial property in this area that is undeveloped and, while this is a significant opportunity to serve staff and patient families of Baylor Scott & White, it also brings quality retail and restaurant development for everyone in the community,” Temple EDC President David Blackburn said. “We very much appreciate the work Morris Venture Partners continues to do by bringing quality development to Temple with the addition of this commercial site.”
“The Shoppes on the Hill development is a wonderful example of how the Temple community is dedicated to bringing more retail, dining and living choices to our area,” Temple Mayor Danny Dunn said. “I appreciate Baylor Scott and White Healthcare for their partnership in helping us keep dollars local and Morris Venture Partners for helping make their vision a reality. This is another great project for Temple.”
Panera Bread will occupy a 1.3-acre pad site on the south end of the development. Negotiations are underway with other restaurants for the second pad site. In-line commercial space is still available.
“This is a fantastic site and a great opportunity to collaborate with Baylor Scott & White to help carry their vision of creating a campus with convenient places to live, shop and eat near the hospital,” said Will Morris, president of Morris Venture Partners. Morris Venture Partners plans to begin construction in July on phase two. Approximately 195 luxury apartment units are planned for the site, with the first phase available for move-ins summer 2016.
